Sciant presentes & futuri quod nos Johannes Astuby alias dictus Smyth Thomas Balard & Johannes Suger dedimus concessimus & hac presenti carta nostra confirmauimus Johanne Plukrose de Bedford unum clausum iacentem in Bedford vocatum duffehous yerd & dictum clausum iacentem in quodam vice vocato poterstrete inter mesuagio Magistri sancti leonardi Bedford ex vna parte & Riuilum vocatum Kyngesdiche ex altera parte & extendit A vico predicto vsque ad terram magistri sancti Johannis de Bedford predictam habendum & tenendum predictum clausum cum omnibus suis pertinenciis prefato Johanni Plukrose heredibus & assignatis suis de Capitalis dominis feodi illius per seruicium inde debitum & de jure consueta inperpetuum. Et ego vero predictus Johannes Astuby alias dictus Smyth & heredes mei dictum clausum cum omnibus suis pertinenciis prefato Johanni Plukrose heredibus & assignatis suis contra omnes genstes Warantizabimus & defendemus imperpetuum In cuius rei testimonium huic presenti Carte nostre sigillam nostram apposuimus Hiis testibus Waltero Stotfold nuper maiore ville Bedfordie Johanne Halle Ricardo Anabull tunc Ballivis ville predicte Johanne Bedell Johanne Bryggus & aliis Datum apud Bedfordiam predictam decimo die mensis maij Anno regni Regis Edwardi quarti terciodecimo.

Know present and future that we John Astuby otherwise called Smyth, Thomas Balard and John Suger have given, granted and by this our present charter confirmed to John Plukrose of Bedford a close lying in Bedford called Duffehous Yerd, and the said close lying in a street called Poterstrete between a messuage of master of St Leonard, Bedford on the one side, and a stream called Kyngesdiche on the other side, and extends from the street aforesaid as far as the land of the master of St John, Bedford, aforesaid, to have and to hold the aforesaid close with all its appurtenances to the aforesaid John Plukrose, his heirs and assigns, from the chief lords of that fee, by the service thence due and of right accustomed, for ever. And I the aforesaid John Astuby otherwise called Smyth and my heirs shall warrant and defend for ever the said close with all its appurtenances to the said John Plukrose, his heirs and assigns, against all people. In witness of which we have affixed our common seal to this present charter. These witnesses: Walter Stotfold, late mayor of the town of Bedford, John Halle, Richard Anabull, then bailiffs of the town aforesaid, John Bedell, John Bryggus and others. Given at Bedford aforesaid on the tenth day of the month of May in the thirteenth year of the reign of king Edward the fourth.
